Construction Starts on New Phase of Selbe 20-Minute City Development

Ulaanbaatar, September 16, 2025 /MONTSAME/. The “Selbe 20-Minute City” model project is underway on 2,206 land units covering 158 hectares in Chingeltei and Sukhbaatar districts of Ulaanbaatar. While construction continues on about 4,000 apartments in the first phase, work officially began on September 16, 2025, by five companies selected through the latest tender to build the next phase: about 5,000 apartments across 73 blocks.
The Selbe City development will include a total
of 113 apartment blocks to accommodate 8,565 households, along with 8
kilometers of roads, 39 kilometers of pedestrian walkways, 23 kilometers of
bike lanes, a 3.6-hectare playground area, three schools, five kindergartens, a
hospital, and sports facilities. Green spaces are planned to cover 40 percent
of the total area.
Governor of Chingeltei District Manduul Nyamandeleg stated, “We plan to complete the work within a short timeframe while ensuring high quality. Last year, we finalized the project's feasibility study, secured financing, and established the oversight company structure. Based on this, the five contract packages have now commenced. This will become a citizen-friendly city that meets international standards.”
During the bidding process for contract
packages 3 and 4 of the Selbe housing project, a total of 34 domestic and
foreign companies submitted 64 bids across the five packages. As China Construction Fifth Engineering
Bureau, Morinsuvd, Nutgiin Buyan, Moncon, and Professionalstroy LLC won the tender,
they will be responsible for constructing the 73 blocks.
